As some of our existing and new clients know, funds for Your Way Home AZ downpayment assistance program have run out for most zip codes. The good news is, the state of Arizona has received new funds so as to continue the Your Way Home AZ program for specific parts of town and counties. Please review the attached Your Way Home AZ Zip Codes PDF file. As we have mentioned in our other blogs, Your Way Home AZ is a state-sponsored Neighborhood Stabilization Program where the home buyer comes up with a minimum of 3%, and the state offers a downpayment assistance of up to 22%, in a form of a silent second lien on the property. It can be utilized with an FHA or with a conventional loan, making this a great program for both first time home buyers as well as repeat homebuyers. Please call us for more details on this 22% downpayment assistance program still available in the state of Arizona.

NSP (Neighborhood Stabilization Program) of Arizona has been the hot topic of conversation among home buyers and agents alike, creating at times more confusion than information. NSP was established as a fund to assist buyers and banks move REO (bank owned) properties off the market. The Housing and Economic Recovery Act of 2008 appropriated Community Development Block Grant funds for emergency assistance for redevelopment of abandoned and foreclosed homes and residential properties under the Neighborhood Stabilization Program (NSP) in Arizona. While programs vary city to city, Jovicich New Front Group in Phoenix Arizona has established a system for first time home shoppers to assist you with the NSP funds. NSP allows a grant for up to $15,000 towards purchasing a bank-owned foreclosed home, and as such, allowing for greater purchase price or down payment assistance in Phoenix and surrounding cities in Arizona, as well as closing cost assistance. Please give us a call today if you are a buyer shopping for a bank owned property.
Current cities participating in the program in Maricopa County:
Phoenix
Mesa
Chandler
Avondale
Surprise
Glendale

While other cities may be joining soon, the aforementioned cities have the programs in place to allow you, the home buyer to execute the purchase of a foreclosed home. Call us today for more information.
